About three-quarters of homes here are apartments, from 1920s-30s Art Deco red-brick blocks to 1960s-70s walk-ups, with detached houses more common further from the water.

Newer developments have gone up more recently too, but they sit alongside, not instead of, that much older stock, so the range of pipework we deal with on any given street can span a full century.

That density changes what an emergency looks like. A single burst flexi hose in a top-floor unit can flood two or three properties below it before anyone gets to the shutoff.

Constant sea air works on every exposed fitting at once. Pipework, taps and hot water units corrode faster here than almost anywhere else on our run.

Older Federation flats and pre-war terraces still commonly run galvanised supply lines, which rust from the inside and lose flow gradually until a joint finally fails outright.

We treat all of it as one job: find the actual cause, quote a fixed number, then fix it so it doesn't just resurface in the neighbour's ceiling next.

Renovations in the heritage terraces and inter-war apartment blocks regularly turn up older gas fittings that need updating before new appliances go in safely. We flag it early rather than partway through a job.

A flexi hose bursts in a unit block. The flood doesn't stay in one apartment, so speed matters more than usual.

Stormwater surcharges below North Head. Runoff off the steep sandstone slopes around Darley Road scours drains lower down before it reaches the harbour.

The Corso and the wharf keep the beach end busy long past normal trading hours, so an 11pm callout down near the water isn't unusual for us.

That means a shorter wait for a van and a quote agreed before anything starts, on-site fast every time, whether the job's in a heritage terrace or a brand-new block.

With most dwellings here units rather than houses, strata jobs are a bigger share of our work on this stretch than almost anywhere else we cover.
